Runswick Bay is one of the most striking villages on this coast, and one of the most awkward to clear. About 6 miles from Whitby, it is split between the newer houses at the top of the bank and the old village of cottages stacked on the cliff above the beach. Clearing a property in the lower village is a very different job from clearing a house at the top, and we plan for that from the first conversation.
A little about Runswick Bay
The old village clings to a steep slope at the northern end of a sandy bay, reached by a very steep road down from the top. Much of an earlier village was lost to a landslip in the late 1600s, and the cottages you see today are packed closely together, linked by narrow paths and steps rather than streets. Many are holiday lets or second homes. There is a car park near the bottom, but most cottages cannot be reached by vehicle at all, so everything has to be carried.
How we plan access
For a cottage in the old village, the key questions are how far it is from the nearest point a vehicle can stop, how many steps there are, and how wide the doorways and paths are. With that information we can work out:
- How many people are needed to carry items safely
- Whether large furniture needs dismantling inside before it comes out
- The best time of day and year to avoid busy paths and full car parks
- How long the job will realistically take, which goes into a fixed price
Photos of the route from the road to the front door are the most useful thing you can send us. For homes at the top of the bank, access is much more straightforward, and those jobs are planned like any other village house.
Holiday lets and second homes
A lot of our Runswick work is for owners of holiday cottages. That can mean a full clearance before a sale, or removing old furniture, mattresses and soft furnishings before a refit. We can work between bookings, with the keys held by a cleaner, a key safe or a letting agent. For single pieces, our furniture removal service is often the simplest option.
Family homes and bereavement
Some cottages here have been in one family for generations. When one of those needs clearing after a death, we slow down, set aside anything personal, and work with family members on what they want to keep. What happens to the contents
Coastal cottages often have items affected by damp or salt air, especially in sheds and cellars. We sort everything, put good furniture and household goods aside for reuse or donation, recycle what we can, and dispose of the rest properly with paperwork. We keep waste transfer paperwork for every job, and you are always welcome to ask to see our waste carrier registration before we start.
We avoid the busiest summer weekends in the lower village where we can, both for our sake and for residents and visitors on the paths.
