Whitby House Clearance

Clearance case studies

Illustrative examples of the kinds of clearance we carry out around Whitby, showing the practical challenges these jobs can involve, from difficult access to tight deadlines, and how we approach them.

No two clearances are the same. The examples below are illustrative, based on the kinds of job that come up around Whitby, the coast and the Esk Valley. They are not accounts of specific customers, and the details are representative rather than real. They show how we think about access, timing, keepsakes and the people involved, and why we plan each clearance around the property and the family rather than a fixed routine.

Illustrative example, not a real customer

Example: probate clearance of a yard cottage off Church Street

Probate House Clearance · Whitby East Side

The situation
In this illustrative example, an executor living several hours away needed a small terraced cottage cleared before it could be sold. The cottage sat up one of the narrow yards off Church Street, with no vehicle access, steps outside and a tight staircase inside. The family wanted photographs, letters and a few pieces of furniture kept.
What we did
We quoted from the executor's photos and agreed a date once the solicitor confirmed the clearance could go ahead. Keys were collected from the solicitor's office. Because a van could not get close, we planned a carry route to the nearest suitable loading point and worked in small loads to keep the yard clear for neighbours. Photographs, letters and papers were boxed and set aside, and the furniture the family wanted was labelled and kept separate.
The result
In the example, the boxed keepsakes and paperwork were handed to the solicitor along with the keys. Good furniture went for reuse, metal and electricals were recycled and the rest went through authorised routes with a waste transfer note. The cottage was swept and left tidy for the estate agent's photographs, and the executor never needed to make the journey.

Example: holiday cottage changeover in Robin Hood's Bay

End of Tenancy Clearance · Robin Hood's Bay

The situation
In this illustrative example, the owner of a holiday cottage in the old part of Robin Hood's Bay was refurbishing between bookings. Worn sofas, beds, mattresses and a broken fridge had to go, with new furniture arriving soon after. Vehicle access down the steep bank is limited, parking is at the top of the village and guests were due the following week.
What we did
The owner lived away, so we worked with the local keyholder and fixed a date around the changeover. We checked how close a vehicle could get and planned to carry everything to it by hand, keeping the narrow lane clear for residents and visitors. The upholstered sofas were kept separate for incineration as POPs waste, the fridge went for specialist treatment and anything reusable was set aside.
The result
In the example, the cottage was emptied and swept in time for the new furniture, and the keys went back to the keyholder. The owner received photos of the empty rooms and a waste transfer note for the business's records, all without making the trip to the coast. The next guests arrived to a freshly furnished cottage.

Example: a paced hoarding clearance with family support

Hoarding Clearance · Sleights

The situation
In this illustrative example, an older homeowner in Sleights had built up belongings over many years, and parts of the house had become hard to use safely. Her daughter got in touch first. The homeowner was anxious about losing control of her things and wanted a say in every decision, so a quick, all-at-once clearance was not right.
What we did
We visited first, with the daughter present, to listen and quote without any pressure. The work was split into short sessions, one area at a time, starting with a safe route through the hall and stairs and then the kitchen. The homeowner decided what stayed and what went, and nothing was removed without her agreement. Paperwork and personal items were boxed for her to go through, and the family were updated after each session.
The result
In the example, over several visits the hall, stairs, kitchen and spare bedroom became safe and usable again. Much of what left was donated or recycled, which mattered to the homeowner. We also mentioned HoardingUK and NHS talking therapies, and the family arranged to speak to her GP about ongoing support, because a clearance is practical help rather than treatment.

Each example reflects the approach we bring to every job: a fixed quote agreed in advance, careful sorting, reuse and recycling first, clear communication throughout and a swept, tidy property at the end.
